Rental Turnover in Chico: A Room-by-Room Repair Checklist

When a tenant leaves, a rental can look almost ready while a long list of small issues still needs attention. A short room-by-room repair checklist helps a property owner or manager keep the work organized without turning every turnover into a renovation.

Walk the unit and record visible conditions.

Start with clear overview photographs of each room and closer pictures of obvious damage or items that do not work. Note existing access constraints and which belongings are still present. Avoid describing a visible stain as proof of a hidden cause; document what you can actually observe.

Agree on what is ordinary cleaning, what is a small repair and what requires another provider. This keeps a Chico rental make-ready assignment understandable to both the owner and the worker.

Doors, locks and interior hardware.

Open and close each interior door and check for rubbing, loose hinges, broken knobs and latches that fail to engage. Examine the entry hardware for ordinary operation and report issues requiring special attention. The owner should direct any authorized access or key changes.

For sliding or other specialty doors, identify the actual type and failure before choosing parts. Not every sticking door requires full replacement, and not every damaged entry is a minor hardware adjustment.

Cabinets, drawers and kitchen fixtures.

Open cupboard doors and drawers throughout the unit. Look for loose hinges, drawer slides that bind, missing handles and damaged fastening points. Small hardware repairs can make existing cabinets usable without replacing entire assemblies.

At sinks, record visible drips or moisture, whether the faucet and disposal function properly, and whether the issue is an accessible fixture connection. Active leaking or suspected concealed damage deserves prompt investigation before new finishes are installed.

Bathrooms and fixture updates.

Test everyday use of the toilet and note constant running, loose handles or visible leaks. Look at shower-edge caulk, towel bars, toilet-paper holders, mirrors and vanity lights. A failed wall attachment often needs attention behind the visible accessory.

A refreshed bathroom might need only a compatible faucet, accessory or light fixture replacement. New plumbing lines, electrical alterations and more complex hidden damage are different projects and should be handled appropriately.

Walls, ceilings, blinds and finishing details.

Identify drywall anchor holes, damaged corners, missing trim and places where previous attachments were removed. Decide whether each item needs a patch, texture, or painting after preparation. Repair the underlying source of stains or recurring damage before covering the surface.

Check blinds and curtain rods for missing brackets, smooth operation and alignment. Confirm that smoke and carbon monoxide alarms are present and operating as required; formal safety compliance evaluation is separate from ordinary handyman replacement tasks.

Finish with an approved punch list and completion photos.

Put the agreed repairs in priority order, with a record of what was completed and what was excluded or referred elsewhere. If a cleanout or debris removal is necessary, plan that work before final dust-sensitive finishing. See property cleanouts in Chico for those separate tasks.
