Local coverage for your property portfolio

Mortgage field services in Chico & Butte County

Alpine Property Preservation provides local field support for banks, mortgage servicers, asset managers, REO brokers and property preservation companies. From a condition check to an approved preservation work order, we help you see what is happening at the property and get the agreed work done.

Vacant house with plywood-secured windows and entry

A local preservation vendor

Your property needs someone on site.

A vacant home can need attention long before it is ready for sale. An unsecured opening, leftover contents or overgrowth can become the next work order. Alpine brings property checks, documentation, securing, cleanouts and maintenance together for clients coordinating properties in Chico and nearby Butte County communities.

We welcome inquiries from regional and national preservation vendors looking for local field coverage, as well as lenders and REO asset managers arranging work directly. Send an existing work order or contact us about the property. The requested scope, scheduling and reporting requirements are confirmed before an assignment is accepted.

Banks and mortgage servicers

Local property observations and approved preservation work for vacant collateral and bank-owned homes.

Preservation vendor networks

Discuss local coverage, an individual assignment or recurring work in Chico and surrounding communities.

REO brokers and asset managers

Coordinate condition photos, trash-outs and maintenance as a property moves toward its next use.

Field observations and reporting

A current view of the property.

Mortgage field inspections help a remote client understand visible property conditions. Alpine can document the exterior, accessible openings, remaining debris and maintenance concerns. Authorized interior vacant walkthroughs can include room-by-room condition photos and observations of visible damage.

For an occupancy-verification request, the visit records observable occupancy indicators and any uncertainty. An appearance of vacancy is not treated as permission to enter, change locks or remove belongings. Access and subsequent work follow the client’s confirmed authorization.

Property condition reporting can also support rental move-in and move-out documentation or follow-up after approved repairs. These are visual field observations and photographs, not a purchase inspection, appraisal or evaluation of concealed building systems.

Preservation and REO support

From the initial secure to ongoing upkeep.

Initial securing can include authorized lock changes, lockbox installation and boarding an exposed opening. Foreclosure trash-outs and REO cleanouts address approved leftover contents and ordinary debris. Weed abatement and code-related cleanup can be discussed when exterior conditions need attention.

Bank-owned property maintenance may involve minor repairs, hardware adjustments, caulking and follow-up checks during vacancy. A property can need several of these services together, or just one. The work order identifies what is authorized; newly observed damage is reported for a separate decision rather than treated as automatic permission for more work.

Initial secure and board-up work

Address approved locks, lockboxes and exposed openings at vacant properties.

Foreclosure trash-outs

Clear authorized contents and ordinary interior or exterior debris, with condition photos as agreed.

REO maintenance and repairs

Handle practical upkeep and smaller repairs while the property is vacant or being prepared for its next use.

Weed abatement and code cleanup

Address approved overgrowth and debris removal associated with a property notice.

Work orders and completion photos

Clear instructions. Useful documentation.

For vendor assignments, the work order is the starting point for the task, access instructions, requested timing and photographs. Alpine can discuss before, during and after photos, visible-damage documentation and a completion summary that distinguishes finished work from items still needing authorization.

When a visit reveals additional repair needs, photographs and a description can support a separate bid. Your organization’s submission format, photo requirements and any vendor onboarding steps should be agreed before dispatch. Sending an inquiry does not require a new portal account.

Alpine operates within its handyman and preservation scope. Specialist repairs and work requiring qualifications beyond that scope are identified separately. This page does not represent affiliation with a lender, an investor or a national vendor network.

Chico and surrounding communities

Field coverage across Butte County.

Contact Alpine for mortgage field services in Chico, Paradise, Oroville, Durham, Magalia, Gridley and Biggs. An assignment may involve one address, several properties or follow-up visits during a vacancy. Share the town and the work requested so we can confirm coverage and availability.

A Chico property may need a quick condition update before a trash-out. A vacant property in Paradise or Magalia may need securing and follow-up maintenance. We respond to the actual condition and authorized work at each address, rather than assuming every property needs the same package.
