An inherited property can need attention before anyone is ready to decide its long-term future. Basic preservation and maintenance can be considered separately from a whole-house cleanout or renovation. The first useful step is understanding the current condition and who can authorize the work.

An exposed opening or active leak may need attention even while the family is deciding what to keep. Ordinary preservation work can be scoped around that immediate condition. It does not require resolving every room or possession first.
Access and work authorization should come from the appropriate responsible person. A service provider should not decide who controls an estate or treat a family disagreement as permission to remove belongings.
Separate retained belongings from approved removal.
Personal papers, photographs and collections may have significance that is not obvious to someone doing a cleanout. Unresolved items should remain until a decision is made. Clearing an agreed room or ordinary unwanted contents can be a separate task.
A cleanout should describe what is leaving, not simply label everything in a building as debris. The owner or authorized representative can decide on stages without committing to a complete empty-out.
Record condition before cosmetic work.
Photos of accessible rooms and visible concerns can help family members understand the situation. If a stain, soft surface or damaged component is present, investigate the cause before painting over it. Some repairs need licensed specialists.
For older buildings, disturbance of painted surfaces may involve lead-safe requirements. EPA’s renovation resources provide a starting point for understanding that issue; an ordinary cleanup is not hazardous-material remediation.
