Care between occupancy and what comes next
Property Preservation & REO Maintenance in Chico
An empty property still needs attention. Alpine Property Preservation helps owners care for vacant homes, inherited properties and real estate owned assets in Chico and Butte County. We bring cleanup, securing, practical repairs and property checks together around the condition of the property and the owner's plans for it.

Start with the property
Preservation addresses the work that cannot wait for a new occupant.
Property preservation is the physical work of caring for a property while it is vacant or changing hands. A vacant home may need accumulated debris removed, an entry secured or a repair addressed before it is ready for further work. The right starting point depends on what has been left behind and what needs attention now.
Alpine can help with a single preservation task or a combination of services. We work from an agreed scope so cleanup, maintenance and repairs serve the same purpose. Some owners are preparing to sell; others are holding the property or deciding what to do next. You can discuss the current need without having every future decision settled.
Authorized property securing
Discuss lock changes, damaged access points and suitable board-up work for a property you are authorized to secure.
Cleanouts and debris removal
Remove approved unwanted items and ordinary debris so the remaining condition and repair needs are easier to see.
Repairs and maintenance
Address suitable door, hardware, finish and other small repair items that remain after a property becomes vacant.
Weed and overgrowth abatement
Clear agreed areas of unwanted growth as part of property preservation or a specific cleanup need.
Bank-owned and privately owned
REO maintenance with the same attention to the actual work.
REO means real estate owned, commonly used for property held by a lender after foreclosure. The maintenance needs can include securing, trash-out work, visible-condition photos and repairs. Alpine's role is to perform agreed property work; it does not depend on the property being owned by a bank.
Individual owners, investors and real estate professionals can also request preservation services. An inherited home awaiting a sale may need a cleanout and minor repairs. A vacant rental may need securing and periodic checks while the owner makes other arrangements. The work follows the property's present needs and your plans for it.
For an occupied home with an ordinary upkeep list, our home and property maintenance service is the better starting point. For a rental already moving toward its next tenancy, rental turnover focuses on the remaining make-ready work.
Know what is happening
Keep a visible record while the property is vacant.
Property checks and dated condition photos can help an owner see visible changes between visits. A damaged entry, newly dumped debris or another obvious maintenance issue is easier to discuss when there is a clear photograph. If you are away from Chico, that record can support decisions about the next job without requiring a trip for every update.
We can discuss checks and completion photos alongside the preservation work. Photographs document what is visible at the time; they do not establish the condition of hidden systems or replace a professional home inspection. If work reveals a concern outside our scope, we identify it for you rather than present a cosmetic repair as a complete solution.
When a code notice is involved, the cited items help define the cleanup or maintenance request. Our code-violation cleanup service covers that work, while the responsible agency determines whether its requirements have been met.
One clear next step
Get help with the property's present condition.
Call or text (530) 249-0592, or email info@alpinepropertypreservation.com to discuss preservation work in Chico and nearby Butte County communities. If you have photos, text them to the same number or email them. A short description of the property and what you want done is enough to start.
We can discuss the initial work, any follow-up visits and the point at which a different service is needed. The goal is a clear, useful plan for the property, with the actual tasks and scheduling agreed directly with you.
A few useful answers
Before we get started.
Is property preservation only for bank-owned homes?
No. Alpine also helps private owners with vacant, inherited and investment properties. REO is one type of property ownership, not a requirement for requesting preservation work.
Can you help if I do not live near the property?
Yes. We can discuss authorized access, the work you need and condition or completion photos by phone, text or email. Scheduling and the scope of any property checks are arranged directly.
Does preservation include repairs?
Suitable maintenance and small repairs can be part of the agreed work. The condition of the property determines what is appropriate; specialist or permitted work is outside a general preservation cleanup and must be addressed separately.
